Corona Real Estate Market Update for April 2014

Corona Real Estate Market Update for April 2014
As we enter a busy spring market here in Corona, I have been getting asked by a lot of clients how our market is faring. In order to educate you and help you to make more informed decisions, I will be giving you some data about the market.
  • Prices are up, and so is inventory, which makes it a bad market for...
    • Bottom feeders or predatory buyers: People trying to buy homes from desperate sellers are not going to have much luck because inventory is high, and sellers will not settle for a sub-par deal.
    • Lazy investors: Investors who are looking to make a quick dollar will not fare well in our Corona market.
  • On the flip side, this is a good market for...
    • Move-up buyers: buyers who have been waiting for their property to be worth enough money where they can take their equity out and purchase the bigger home that they need for a growing family.
    • Buyers / sellers looking to downsize: If you own a home that no longer suits all of your needs, now is a great time to sell it because quality properties have reached a peak in their value. There are a lot of buyers looking for large properties.
  • Interest rates: They are still historically low at 4.5% right now. However, the National Association of Realtors thinks that these rates may jump to 5.5% by the end of the year. Be sure to buy now when homes are more affordable. 
  • Inventory is at a 3 month supply right now.
  • Long term investors are also buying up a lot of property.
    • Taking 20 or 25% and putting it down on a home would be a great decisions right now. Paying off the mortgage in 15 or 20 years is a great way to save your money in a stable market. Decade after decade has proven that investing in real estate is a great choice. 
Hopefully this has helped you to realize that now is the best possible time to make a change in housing. The market will really be catering to your needs whether you're buying or selling.

Is it Too Late to Sell?
In our booming spring market here in Corona, this topic comes up on the phone nearly every time that I speak with a client. The truth is that we actually have quite a few buyers out there right now, even though we have lost about 20% of the monthly sales we had six months ago.

The good news is that we have had a 22% increase in home prices in the last 12 months, and this has eliminated the bottom feeders from our market. I'm talking about the buyers who wanted bank foreclosures or who wanted to buy your home for less than it was worth.

Luckily, we have 4 other types of buyers in our market that will be eager to purchase:
  1. We still have first time home buyers left in the market who can expect to buy a home without a troublesome amount of repairs.
  2. There are also plenty of move-up buyers who are waiting to purchase. These people have been waiting until their current home is worth enough money to sell, and that time is now.
  3. Transfers from companies and new jobs: People from all over the country are starting to move into this area, and as you can see, our economy in this area is starting to spring back

  4. Lastly, we have the empty nesters who have been waiting until their home was worth enough money so that they could downsize and enjoy the beautiful climate here in Corona.
So, to answer your question, there are plenty of good buyers out there ready and willing to buy your home. We have a 3 month supply of homes, which is a perfect market for sellers to take advantage of. You just need to put your ball cap on and get ready to sell your home in this fast paced market.

Attention Buyers: 4 Reasons Why You Should Sell Now!

Many people have been asking me if it is too late for them to buy a home – the answer is simply no! I have four reasons explaining why one of the best times to buy is now: 
  1. Inventory. Our inventory has tripled in the last four months, creating the perfect market. With a three months’ supply of homes available, there are enough homes on the market to sell yours and there are more than enough to choose from when going to buy.
  2. Interest rates. With interest rates still staying below 4.5%, it is a fantastic time to buy. However, they are expected to rise soon; so act quickly! 
  3. Standard sales. Most of the homes that are currently on the market are “standard sales.” This means that the homes you will be looking at are in good condition and there will be very few repairs needed to be done before moving in. 
  4. Time to sell. If you have a home that you need to sell, you will have time to sell your home because of the ability you will have to write an offer contingent upon your home selling. This is the first time in years where we have seen anything like this!

Important Options to Consider When Moving Your Aging Parents

A lot of clients have been asking me about a rather sticky issue - when to move your ailing parents out of a home. While this decision should be made by a family as a whole, I'm here to offer up some thoughts as well.
  • Don't wait to move them because of an emergency. Most often, this decision will be made after someone has an accident, and by that point things can snowball and the situation can turn very messy. This is a tough decision for anyone, but having to take care of an estate while deciding these things are never a winning combination.
  • Make sure that a title, will, and trust are in order. These things will need to be addressed with your parents to explain their choices to them. If necessary, consult an attorney or a realtor such as myself.
  • Keep a line of communication open with your parents. No matter how embarrassing it may be for them to not be able to live alone anymore, it's crucial that you have these conversations and figure out what they would like to do instead. Do they want to live in a senior living community or an assisted living facility?
  • As much as you want to fulfill your parents' wishes, you will likely have to be the one to comb over their finances and decide whether their first option for living will be sustainable. You will need to consider their insurance and any other options that relate to the financing of an alternative living situation. It's also never a pleasant thought, but you will have to consider what will occur with their social security benefits when one of them passes away.
 I will say again that this is never going to be an easy decision for you or your parents, but it is a reality that you will have to face sooner or later. Hopefully I have helped to make this transition a bit smoother for anyone going through this process or preparing to move aging seniors.

What are the 3 Types of Buyers?

  1. The move up - a buyer who is looking for a larger home.
  2. The move down - a buyer who is looking to downsize.
  3. The investor - someone who wants to invest in a real estate property.

Should you sell during the holiday season?



Welcome back! Now that fall is in full swing and the holidays are quickly approaching, a lot of people ask me whether now is a good time to put their home on the market.

Much to your surprise now is a great time to sell. While there may be fewer showings, the buyers in the market are much more motivated.

Often when someone relocates they look for a home during the holiday season so they can start with their new company for the new year.

Most people also have more time off during the holidays and it’s the perfect time for them to look for a new home. Sellers also have found success by marvelously decorating their home.

There are some inconveniences to selling during the holiday season, but we can work with you on that. If you plan on having company, we can limit the number of showings to allow you that time.

We can also delay closing until after the holiday season so you can enjoy the holidays without the stress of moving.
